What Is Being Planned?

Rectory Homes are pleased to bring forward this proposal for new homes and open space in the village of Aston Clinton. As a local Buckinghamshire based developer we are committed to building new developments that are sustainable and sensitive to the local community, demonstrated by our track record.

The site is situated to the north of Aston Clinton, below the A41 on the land North-East of College Road South. We are preparing a planning application for up to 66 homes individually designed with modern family living in mind, to sensitively fit in with rural life on the edge of the village.

This development will provide a mix of private 2, 3 and 4 bedroom homes. 25% of the new homes will be transferred to a housing association as conventional affordable housing, including first homes sold at a 30% discount.

Each of our developments is created for their unique location. Homes will be built to the high standards we expect using quality materials. We have a strong track record of delivering quality developments throughout Buckinghamshire and in the village, on our Roebuck Park development, north of Aylesbury Road.  

The scheme will offer several benefits for both new residents and existing residents within Aston Clinton. These benefits will come in the form of financial contributions to Buckinghamshire Council who will direct the funds to where they are most needed within Aston Clinton. This may look like additional funding to services such as doctors’ surgery’s, upgrades to pavements and cycle lanes or new planting and benches in existing council managed open spaces. This will all be managed by the Council with the aim of mitigating additional pressures placed on local services due to the new residents within the village.

Within the development itself benefits will include access to open spaces and woodland walking routes. Rectory are keen for residents to feed into ideas for the development. Our ambitions are to improve connectivity around the site and open up walking routes and accessibility to open spaces for all residents of the village. Extensive landscaping will be provided in the open space areas, which will include a new woodland tree belt, walkways, planting and open drainage features to enhance biodiversity.  

Sustainability is increasingly important throughout the construction cycle starting with the design and build, to reduce our carbon footprint and to benefit the eventual homeowners. Each home will have EV charging and air source heating as standard along with selective PV panels where able.

We have built developments across a range of locations in Oxfordshire, Buckinghamshire, Berkshire, Hertfordshire, Surrey and Middlesex. Each development is unique, planned and designed according to the specific site characteristics. We do not use standard house designs, which encourages developments to be unique and interesting. Each house design is carefully considered by our in-house team to meet the needs and desires of the local community of existing and future residents.

We are looking to give opportunities in places where they may be lacking, improve the offerings of community projects and support our healthcare systems with the most up to date technology within this part of the country.

Who Are These Homes For?

These homes are designed to be suitable for members of the Aston Clinton community who are looking to downsize, upsize or allow the next generation to live close to home. Homes by Rectory Homes are built by trusted trades with lasting legacy in mind.

We are proposing to deliver 25% affordable homes suitable for young families, key workers, and first-time buyers, and these are spread throughout the proposed development.

Our plans will provide homes suitable for residents who have mobility difficulties so that they can move to a home with modern accessibility standards whilst remaining close to the community and support network that is so important.

Housing Need

Aston Clinton falls within the Aylesbury Vale Area, a division of Buckinghamshire Council. Like many places across the country the Vale of Aylesbury is suffering from a housing shortage. Young people are often forced to stay living at home longer, families do not have the opportunities to grow and the opportunities for housing are limited.

This drastically affects the ability for residents in the local area to get a foothold on the housing ladder, and as family circumstances change, those seeking to downsize or upsize to smaller or larger homes struggle to find suitable housing for their needs.

We understand that new developments can raise questions by the local community, and we are committed to working with the people in Aston Clinton. With recent changes by the Government, it will be a requirement for communities to deliver more housing.
